We take off quantities from the landscape and civil plans, check them against site conditions, and flag conflicts before bid day, not during the install.

Built to the approved plan, sequenced to the build

New construction landscape goes in against a plan someone else drew and a schedule someone else runs. We bid from the landscape architect's drawings and the civil set, confirm quantities and plant availability before we mobilize, and slot each phase into the general contractor's schedule. When the drawings and the site disagree, we raise it through the GC with a proposed fix before the plants are in the ground, not after.

Why it matters

The last trade on site, planned from the first meeting

Landscape usually goes in after paving, while the building punch list is underway, and right before the owner needs an occupancy certificate. That squeeze is predictable, so we plan for it: material ordered early, crews sized for a compressed window, and work broken into phases that follow the building instead of waiting for all of it. We attend OAC meetings, report against the schedule, and tell you early if a date is at risk.

Soil, grade, and stormwater before a single plant

Construction traffic leaves subgrade packed hard enough to drown a tree. We loosen it, spread topsoil to the depth the spec calls for, set finish grades so water moves away from the building, and build out the detention and bioretention areas the stormwater plan requires. Plants and sod go onto a base that drains, which is how a new landscape is still thriving at its one-year warranty walk.

Substitutions are submitted, never swapped quietly

Nursery stock runs short on big jobs. When a specified plant isn't available in the size or quantity the plan calls for, we submit an alternate with sizes and photos for the landscape architect's approval before anything is planted, and record it for your closeout documents.

Turnover to the team that keeps it growing

At turnover we walk the site with the GC and the owner, close out the punch list, and hand over warranty records. Owners who want continuity can roll straight into a commercial maintenance or HOA contract, so the crew that planted the property is the crew that mows, prunes, and fertilizes it through its first full season.

Book the landscape while the building is framing

Plant installs perform best in spring and fall, and nursery stock for large projects sells out early. Bringing us in while the building is still framing lets us reserve material, land the install inside a good planting window, and plan around it when the schedule slips into summer or winter.

How is New Construction different from Landscape Construction?

New Construction is the landscape package for a ground-up building: we work from your plans, inside a general contractor's schedule, toward an occupancy date. Landscape Construction is our design-build service for properties that are already open, such as entrance renovations, common-area refreshes, and capital improvements.

Do you bid from architect or landscape architect plans?

Yes. Send the landscape, civil, and stormwater sheets with the spec book and we'll return an itemized bid with unit pricing, alternates, and clarifications. If there's no landscape plan yet, our design-build team can help develop one.

Will you work as a subcontractor to our general contractor?

Yes, that's the usual setup on new construction. We hit schedule milestones, attend OAC meetings, and stay in the GC's communication loop from mobilization to closeout.

What happens if the building finishes outside the planting season?

We complete the grading, hardscape, and erosion control that conditions allow, then schedule the remaining planting for the next good window and document what's outstanding for your closeout.

How do you handle plant substitutions?

Only with approval. If a specified plant isn't available in the size or quantity on the plan, we submit an alternate to the landscape architect or owner before anything goes in the ground.

Do you warranty new installations?

Yes. Plant material typically carries a one-year warranty under proper care, and hardscape carries a structural warranty that depends on the system installed. Warranty records are handed over at turnover.

Can you maintain the property after turnover?
